Leasehold Covenants

As noted by all previous speakers at this seminar, covenants in the context of real estate agreements come in a variety of types. This segment of this seminar focuses on covenants made in commercial leases.
Examples of covenants in leases include:
- by landlord in favour of tenant - to heat, to repair, to provide utilities, to insure, not to lease to competitors, to provide quiet enjoyment;
- by tenant in favour of landlord - to pay rent, to maintain, to carry on only a specified use, not to commit waste, to insure, βto assign or sublet
